June Calendar Spotlight: 1 N Franklin Lobby & Amenity Space

Our featured calendar project for June is the 1N Franklin Lobby and Amenity Space in Chicago, Illinois. Bulley & Andrews served as construction manager for this two-part project, showcasing our expertise in high-rise renovations and premier commercial upgrades.

The B&A team transformed both the ground-level lobby and the building’s amenity spaces. On the first floor, the team remodeled and expanded the existing lobby to create a sophisticated, welcoming entrance that highlights the building’s elegant original travertine. On the 36th floor, the team built out a full-floor amenity space for the entire building. Featuring extensive curtainwall work and high-end finishes, this penthouse-level space enhances the tenant experience through dedicated areas for interaction, exercise, mindfulness and panoramic views.

Executing a major dual-site renovation inside an active high-rise required a meticulous and highly strategic phasing plan. The lobby remained operational for more than 1,000 daily occupants, requiring the team to maintain uninterrupted access to tenant spaces and tiered elevator banks. Despite these logistical challenges, the team successfully minimized disruptions, earning high praise from the building’s anchor tenant for maintaining a seamless, professional experience throughout construction.

The renovation delivers a modernized asset for PNC Centre Chicago and its tenants, offering a sophisticated first impression alongside a premium amenity space that significantly elevates the workplace environment.
