Design/Build
A Progressive Project Management System
Today, more and more owners and contractors are turning to design/build,
a strategy based on team building, up front discussions between
owner, contractor and architect and bottom line results. Design/build
is a win-win project management system for all parties involved.
Bulley & Andrews, LLC, The Meyne Company, and B&A Telecom
have captured the attention of many customers with cost savings
and schedule enhancements due to implementing the design/build philosophy.

"The advantages of design/build or negotiated
contracts, as it is sometimes called, are numerous," explains
Mark Evans, President, The Meyne Company. "Projects will benefit
from the productiveness of value engineering, a team atmosphere
among all key players and cost savings due to faster construction
starts with aggressive schedules and more efficient project close-outs."
Scheduling Efficiencies
Swedish Covenant Healthcare, a new client, was greatly impressed
with Bulley and Andrews’ design/build management system.
Swedish Covenant selected Bulley & Andrews to construct its 15,000 SF clinic and retail center. Under a negotiated contract, eliminating the traditional bidding process, Bulley & Andrews was chosen to manage the MEP design/build project because of its ability to meet the tight, seven month schedule required by the client.
"Up front decision making and value engineering are cost saving
benefits owners can’t ignore," explains Teresa Doyle,
Construction Manager, Swedish Covenant Healthcare. "Knowing
we had a tight schedule, we had to identify and eliminate any potential
problems up front. This can’t happen if the design and construction
teams aren’t working together. It is reassuring to know that
Bulley & Andrews has the entire project management team focused
and working as efficiently as possible."
Cost Saving Benefits
Wm. Wrigley Jr. Company, a long time client of both Bulley &
Andrews and The Meyne Company, also favors the design/build management
process. In the last few years, Wrigley has contracted Bulley &
Andrews to complete nearly $2 million in design/build projects including
a Quality Control Laboratory, a proposed 300-car parking lot and
the build-out of an existing storage space into a 16,200 SF manufacturing
facility.
"We turn to Bulley & Andrews and The Meyne Company to assist
in the management of our construction projects," explains John
Weller, Engineering Manager, Wm. Wrigley Jr. Company. "With
the contractor facilitating the design effort we are not only improving
the efficiency of the project team, but also eliminating problems
prior to construction, ensuring projects remain on schedule and
within budget."
