The Monroe Building

The Monroe Building has stood at the gateway to Chicago’s business district for 100 years.  Designed by Holabird and Roche, it has occupied a unique position in the city’s architectural history since 1912.  As Construction Manager, Bulley & Andrews worked closely with J&J Arnaco, the owner’s representative Dahlberg Associates, and the design firms of Holabird & Root and tvsdesign to implement a thoughtful restoration.

The project called for multiple tenant buildouts, including the Pritzker Military Library located on the 2nd, 3rd and 4th floors, and the structural infill of an existing open courtyard including mechanical upgrades in addition to public restrooms and stairwells.  Several historically inspired upgrades were completed including installation of new ceramic tile made to match original tile (provided by original turn-of-the-century company), restoration of storefront and skylight details to match original plans and photographs, custom made lighting fixtures, and doors and hardware to match the original as illustrated in historical photographs.

Additionally, Bulley & Andrews Masonry Restoration completed the façade restoration for the 16-story building.
